Case Study

The Kaiser Residence

Challenge

To design and build an HVAC system in limited space while at the same time providing the customer with the ultimate in comfort year round.

Approach

We were shown blueprints of a 10,000 square foot home to be built on the shores of Lake Erie. We started by looking at the structure and the needs of the homeowners. The home was to have exposed cedar beams, many windows, and tile and wood floors throughout. The size and placement of the beams left little room for a conventional forced air system.

Solution

We designed a system using hydronic radiant floor heating as the primary heat source and 4 high velocity mini-duct air handling systems, each separated into two zones, to provide cooling and supplemental heating. Also installed were two ERV units to provide fresh air to the home. The heating plant consists of two Viessmann two stage boilers and a 120-gallon indirect fired hot water tank. The two stage boilers ensure that we are using the least amount of energy needed to meet the heating requirements of the home. The radiant system is designed to vary water temperature in relation to the outdoor temperature. This also ensures optimum efficiency. The eight cooling zones of the home came about because of the large amounts of windows. To effectively cool the home evenly and overcome the solar gain from the sun we set up the mini-duct systems into two zones each. With limited room for the units and ductwork, this was our only option. We installed Unico chilled water units combined with Arzel zoning systems to accomplish this. We were able to install the completed system in this home with the addition of only one soffit to conceal ductwork. That soffit is located in the garage.
